Why Keeping Your Tile Floors and Grout Lines Clean Feels Like a Frustrating Battle?
If you are tired of looking at dark, discolored walking paths on your tile floors, you are not alone. Because grout is a highly porous material, it naturally acts like a hard sponge, quietly absorbing household oils, kitchen grease, and bathroom soap scum deep beneath the surface. Standard mopping cannot reach down into these microscopic pores. In fact, standard mopping often just pushes dirty water right into the grout lines, making them look darker over time.
Life gets busy, and your floors shouldn’t become a source of daily stress. We are here to help make your life easier, never to judge the mess.

What's not included!

- Chemical Disinfection Treatments: Our process is a heavy-duty physical surface extraction to remove soil build-up. It does not chemically sanitize, disinfect, or remove deep mold and mildew stains.
- Heavy Object Moving: Our teams do not move heavy appliances, large electronic setups, or large pieces of furniture.

Have Questions About Tile and Grout Cleaning?
Learn more about our professional tile and grout cleaning services.
Can I get a reliable tile and grout cleaning estimate right over the phone?
Because every floor is different, we provide Tile & Grout estimates through an on-site assessment. This allows our team to inspect the tile type, grout condition, and area size so we can provide an accurate quote.
Do you offer grout sealing to protect the floors from future staining?
Yes. We offer professional grout sealing as an optional, paid add-on service. Because grout is a naturally porous material that acts like a hard sponge, it easily absorbs new liquids and oils. Adding a protective sealant after our deep surface clean blocks those microscopic pores, helping your freshly restored floors stay bright and clean for much longer.
How long does it take for the tile and grout lines to dry completely?
It takes up to 1 hour for the tile floor surfaces and grout lines to dry completely after our hot water extraction process is finished. You are welcome to remain on the property while our employee teams work, but we ask that you stay entirely out of the active cleaning zones. Walking on the floors while they are still damp will simply track new dirt right back into the clean grout lines.
What are the pre-appointment preparation requirements for my floors?
To keep your service efficient and protect your budget, we ask that you pick up all loose personal items and floor clutter before our background-checked team arrives. Our residential tile service has a flexible, strict one-room minimum. If our professional teams have to stop and spend active time clearing the floors for you, the job takes longer and costs more money. Clearing the space in advance ensures every dollar goes strictly toward active floor restoration.
Do you clean vertical tile surfaces inside bathrooms or showers?
No. To maintain complete transparency and operational safety, our tile and grout restoration service applies strictly to horizontal floor surfaces. We regularly clean tile floors in kitchens, bathrooms, foyers, entryways, and professional offices , but vertical tile spaces—such as bathroom shower walls, tub surrounds, and kitchen backsplashes—are completely excluded from this service.
How often should professional tile and grout cleaning be scheduled?
For standard residential homes, we recommend scheduling a professional deep surface clean once a year, depending on how much routine foot traffic passes through your household. For high-traffic commercial business layouts, offices, or customer-facing lobbies, we recommend scheduling a professional deep extraction clean every 6 months to maintain an immaculate, client-ready first impression.
